Thomas Moran Jr. is a Partner in Moran & Company’s Southern California office. He is responsible for managing marketing assignments and client relationships in California. Tom Jr. has worked in the apartment industry for 26 years, 19 of which have been in apartment brokerage. Prior to joining Moran & Company, Tom spent seven years in property management where he developed the multifamily management and operating perspective that he continues to leverage today.
Tom Jr. joined the Moran & Company California team as an analyst in 1999, became a Director several years later, and is now a Partner at Moran & Company. Since that time, the California office has closed over 190 properties, totaling 55,000 units and $12.2 billion in sales. Tom Jr. has been a team leader for approximately a third of those marketing assignments or $4 billion in apartment transactions. He is familiar with a wide variety of deal types including: raising JV equity for development deals, mixed-use, core, value add, condo conversions and reversions, tax exempt bond financed deals, and ground lease deals.
Why is the Moran (firm, culture, ecosystem) different from other brokerage firms?
It sounds cliché, but it’s our people and our National Team approach to all of our marketing assignments that makes our culture different and very collaborative. Each partner typically has 25 years or more in the apartment industry, and has come from a non-brokerage background – as a principal, lender, mortgage banker, developer, or acquisitions/dispositions role. These backgrounds give the Moran Team a very unique perspective that we leverage in our marketing assignments.
Who are your mentors and how have they shaped your experience?
My two mentors are Tom Moran Sr. and Mary Ann King. I could not have asked for two better icons to guide me though the incredibly dynamic multifamily investment services industry. Tom Moran Sr. and Mary Ann King started in this business before the multifamily asset class was even a recognized institutional asset class. Their decades of experience and knowledge through numerous real estate cycles and hundreds of clients has been invaluable to me and my partners. Mary Ann and Tom Sr., each have their own style of communication and approach to deal making. Throughout my own career, I have had the opportunity and honor to see them both in action and what I have learned has been incredible. Their records speak for themselves. In the near decades of combined multifamily experience, I have watched them build an incredible platform and legacy that spans over 700 deals and $32 billion in sales.
What (non-work) activity, past time, hobby would you be doing if you weren’t in the office?
With my two daughters in middle school, my hobbies consist of driving them to school and ballet lessons, which is a perfect time to get caught up on all the school activities and drama in their lives. If I am lucky, I might convince my daughters that snow skiing is a great family activity for our next vacation.
