Mary Ann King is the president of Moran & Company and the partner in charge of Moran & Companyís Irvine office. She sold the first apartment property ever listed by Moran & Company, and since 1994, has been responsible for approximately 50% of the sales volume handled by the firm. She manages all of the marketing assignments undertaken by her office and is working with Tom Moran to enhance and expand Moran & Companyís platform nationwide.
Work Out Experience as a Lender - Mary Ann King worked in the Real Estate Department of Continental Illinois National Bank from 1977-1983. In 1981, when prime hit 21%, she was appointed to lead a team of lenders focused on working out busted condo deals. Mary Annís team was responsible for a billion dollars of busted condo deals nationwide with significant exposure in Florida, Texas, Colorado, Southern California and Chicago. She worked out the bankís exposure by employing a mixture of auction strategies, tax oriented syndications, and rental reversions, etc.
Work Out Experience as an Owner - Mary Ann joined Moran & Company in 1983. At that time, Moran & Company was a syndicator raising debt and equity for the development of new, to-be-built apartment properties. Mary Annís job was to identify and structure the joint ventures and arrange the construction and permanent debt. After the overbuilding of the mid-1980ís, Mary Ann had the opportunity to restructure the debt and equity on over 5,000 apartments. This involved sensitive negotiations with a range of lenders who, with one exception, all agreed to extend their loans in exchange for some additional equity commitment.
Work Out Experience as a Broker - Moran & Company formed its brokerage company in 1994, and was appointed President in 2002. In her capacity as president of this major real estate services firm, Mary Ann was involved in many work outs. She helped REITS, developers and operators raise equity and often worked on pre-sales of properties with complex financial structures. She sold apartments to condo converters and is currently helping her homebuilding clients lease up their empty condo deals in order to prove up cash flow and improve the marketability of their empty condo properties. She is working with owners of several, older market rate apartment assets to help them offer these assets to tax credit syndicators.
